  • What is your process like to get started?
    Complete the “Contact Us” form below and the CEO will be in touch with you as soon as possible. We are happy to discuss any questions you may have about the rental program and if we are a good fit for you. We will then schedule a viewing of the property to assess the house and provide any feedback on improvements or changes needed to assist in hitting your “Property Goals”.
  • What is the fee for using your management company?
    Management fee is 18% of the rental revenue collected from each reservation.
  • How will I measure performance?
    We provide you with a unique owner portal so you can review results from your properties on any day and at any time. We send you a monthly report to your email and to the owner portal. We schedule a monthly recap each month to go over the results of the previous month and the plan moving forward. Our owner portal allows owners to view and book reservations, pull performance reports, and print monthly statements directly online.
  • When do I get paid?
    Our company operates using cash basis accounting. Revenue is reflected on the owner’s account when the revenue is received from the guest. We pay all our owners on or before the 15th of each month for the month that just ended.
  • What marketing does Luxury Home Escapes do?
    Luxury Home Escapes marketing strategy includes a variety of targeted online and offline tactics designed to increase revenue and occupancy. Custom Dynamic Website & Social Media Retargeting   Third-Party Partnerships – Advertising your property to more people through Vrbo/HomeAway, Airbnb, Booking.com & More! Targeted Email Strategy- Regularly engaging with past guests and potential renters. Robust Content Marketing - Blogs and area guides on our website keep guests planning for their vacation. Strategic Paid Advertising – Reaching new and existing audiences through paid search and social ads.
  • What if I have a guest that I want to rent to?
    This would be classified as an owner-referral reservation. Our owner portal makes it easy for you to reserve your property for yourself when blocking out for personal use. You are welcome to send an email to trystenhunt@luxuryhomeescapes. Include the guest’s contact information in the email along with the following details: the guest’s first and last name, phone number, email address, arrival and departure dates, and the price for rent you quoted. Please remember that there are additional taxes and fees when quoting your potential guests. This is important to avoid lost bookings due to a difference in quotes.
  • What happens if I have a balance due at the end of the month?
    If expenses exceed revenue generated for the month, you can pay off your balance by Card, Check, or Wire Transfer.
  • Is there anything I am required to have in my home?
    Yes. We strive to make the guest experience the best it can be so we have some minimum standards that are required. We are happy to share a list.
  • If there is a service or repair done to my property, how do I pay for it?
    The invoice can be included on your owner’s statement and deducted from your monthly revenue. Additionally, you can opt to pay the vendor directly; if so, please be sure this is communicated with your property manager upon scheduling the work.
  • Who do I communicate with?
    Trysten oversees the operations team and the day to day activities at the property, ensuring it is in accordance with our Luxury Home Escapes standards. Trysten also manages the Revenue Team that utilizes state-of-the-art technology to manage your rates and maximize revenue.
  • What is ARDI (Accidental Damage Insurance)?
    ARDI is through a third-party insurance company and covers the guest for up to $5,000 of accidental damage per item and $10,000 per reservation to the Property or its contents (such as furniture, fixtures, and appliances). The insurance company determines contribution amount based on age of item, price paid, and life expectancy. This is at no cost to the owner.
  • Who pays the credit card fees?
    Guests pay the credit card fees associated with the reservation payment.
  • Who pays the cleaning fees?
    Guests are charged the cleaning fees, in addition to the rental rates, when booking a reservation. Owners are only responsible for cleaning costs when they use the property and/or allow others to use the property at no charge.
  • What fees do guests pay?
    When a guest books your property they will pay the rental rate, cleaning fee, sales tax, ARDI (Accidental Damage Insurance) and a credit card processing fee. Additionally, guests are offered optional travel insurance protection through a third-party company.
